Frequently asked questions

DO I HAVE A CLAIM?

The law is very clear. If your landlord hasn’t placed your deposit in an approved rent deposit scheme, in accordance with the regulations, you are entitled to make a claim

HOW MUCH COMPENSATION CAN I EXPECT TO RECEIVE?

You can claim compensation up to three times the value of your deposit. If for example you paid a deposit of £1,000, you could be awarded up to a maximum of £3,000 in compensation, plus the return of your initial deposit amount.

WHAT IF I LEFT SEVERAL YEARS AGO?

If you started a tenancy agreement within the last 6 years then you can make a claim, or, if you changed from your fixed term to a periodic tenancy agreement (i.e new 6 month agreement or rolling 1 month agreement) you can claim against each one of those new agreements.

WILL I HAVE TO GO TO COURT?

It is very rare that our clients need to attend court. In most cases, we’re able to settle without the need to go to court, often within a matter of weeks.

CAN I CLAIM IF I HAVE ALREADY LEFT THE PROPERTY?

Yes. All we would need from you is a copy of the tenancy agreement and proof that the deposit was paid.

CAN I CHECK IF I HAVE A TENANCY DEPOSIT CLAIM?

It is relatively easy to check whether you have a claim for compensation. You landlord must protect your deposit through a Government-backed tenancy deposit scheme. The 3 approved schemes are:

  • The Deposit Protection Service

  • My Deposits

  • The Tenancy Deposit Scheme

Clicking on the above 3 links will take you to their online platforms where you can check if your deposit has been protected. If you are struggling to find out whether you deposit has been protected, please contact us.

WHAT IS THE CLAIM PROCESS?

You can begin your claim today by getting in touch with one of our advisors. We will ask you provide a few details. These include:

  • Name and contact details

  • Address

  • Tenancy start date

  • Amount of deposit

  • Date deposit was paid

  • A copy of the tenancy agreement

We will then within 48 hours confirm whether you have a claim for compensation or not. If we can confirm that your deposit was not correctly protected, then there is a good chance that you. All of these checks are completely free – there is no cost to you.

If there is an eligible case, we will pursue your landlord for compensation.
